Delivering high quality new homes

The vision for the site is to deliver a sustainable development comprising up to 70 new homes in a variety of tenures, sizes, and types, designed to meet both local needs and market demand. This mix aims to create a community where people are proud to live.
A proportion of the homes will be allocated as affordable housing, helping to ensure that young people and local residents have the opportunity to make Offord D’Arcy their home.
The development will feature homes ranging from one to two storeys in height, maintaining a scale that complements the surrounding area.

Enhanced green spaces and biodiversity

The plans commit to achieving a biodiversity net gain of 10%, ensuring that the development delivers measurable improvements to the natural environment.
Extensive areas of publicly accessible open space – comprising 33% of the site – will connect the community with the countryside, offering places to gather, play, and enjoy nature. A new central green corridor, play area, and extensive planting will support the creation of new habitats and local ecology.
Thoughtful landscaping and green buffers across the site’s northern boundary will provide a soft rural edge, sensitively integrating the development into its village setting.

Sustainable living at the heart of the proposals

Homes will be built with low carbon, efficient, heating systems and utilising renewable energy sources where possible, aligning with Huntingdonshire’s Climate Strategy.
A water-sensitive design approach will be adopted to manage rainfall effectively, protect local watercourses, and reduce flood risk.

Improved connectivity and active travel

A proposed pedestrian path through the site connecting with the existing village will provide convenient and safe access to Offord D’Arcy, helping to link residents to their local community. The development is also within walking distance of nearby bus stops, offering regular services to key local destinations like St Neots and Buckden.
